Closed, single-phase, building construction workshop process with seven participating offices. The subject of the building construction workshop process is the development of an urban, mixed-use development in the heart of Bergedorf town centre. Following the closure and demolition of the Karstadt branch in early 2021, various types of residential, commercial and restaurant space are to be created here. DFZ is developing a new building complex that establishes historical references and develops them in a contemporary manner. The design envisages five structures with residential space, connected by a shared base floor with commercial and restaurant space. Depending on the location of the individual structures, plaster or half-timbered typologies are planned in a modified and contemporary form. Each building will have its own distinctive perforated façade, which will be differentiated by slight offsets and differently coloured glass fibre concrete elements in combination with textured plaster surfaces. The northern and western parts of the building are based on the light-coloured façades of the surrounding area, while the façades on Hinterm Graben street refer to the red brick tones that dominate here. The diverse roof structures of the surrounding area, which alternate between eaves and gable views, are reinterpreted and continued in the design. Coloured window frames, awnings and fall protection systems add subtle accents and, in combination with the differentiated roof structures and tactile surfaces, create the desired lively appearance.
